Built-Up Area (BUA)

Built-up area (BUA) is the total floor area of a property including its internal space plus the walls, and often balconies and a share of certain enclosed areas. It is larger than the purely usable internal area.

Where you’ll see it

You’ll see BUA quoted in listings, title information and pricing. Because it includes more than the usable space, a price based on BUA spreads across a larger area figure than one based on net area.

Why it matters

Mixing up BUA with usable area distorts comparisons and price-per-square-foot calculations. Knowing which basis a figure uses lets a buyer compare properties fairly and understand how much usable space they are actually getting.

What it is not

An apartment’s BUA exceeds its usable area because it includes walls and balcony; a buyer notes this when comparing its price per square foot against a listing quoted on net area.
