The Ejari certificate is the official document produced when a Dubai tenancy is registered on the Ejari system. It is the proof that a tenancy is legally recorded, and it is required for many everyday processes that depend on a registered lease.
Where you’ll see it
You’ll need the Ejari certificate to set up DEWA, sponsor or renew residence visas, register children at school, obtain certain permits, and to deal with the rental disputes centre. Landlords and tenants alike rely on it as evidence of the tenancy.
Why it matters
Without the certificate, official bodies may not recognise the tenancy. It is the tangible output of Ejari registration and the document people are actually asked to produce, so keeping it current matters throughout the tenancy.
What it is not
The Ejari certificate is not the tenancy contract itself the contract is the agreement, while the certificate proves it has been registered. It is also a Dubai document; Abu Dhabi tenancies produce a Tawtheeq record instead.

A new tenant presents their Ejari certificate to DEWA to open a utilities account and to immigration to process their residence visa neither of which proceeds without it.
