A sub-developer is a company that develops an individual project — such as a tower or cluster of villas — on a plot within a larger master-planned community. They build and sell units while operating under the master developer’s community framework.

Where you’ll see it

You’ll see a sub-developer named as the seller in an off-plan purchase within a master community. They handle the specific building, its sales, payment plans and handover, while the master developer governs the surrounding infrastructure and standards.

Why it matters

The sub-developer is the party a buyer contracts with for their unit, so their track record, financing and approvals matter directly. Buyers should also understand that some approvals and NOCs may involve the master developer too.

What it is not

A sub-developer is not the master developer who controls the whole community. It is also not the buyer’s contractor; it is the company selling and delivering the project.

Example

A buyer purchases off-plan from the sub-developer building a specific tower, signing the SPA with them, while the master developer remains responsible for the community’s roads and shared services.
