Cleared funds are payments that have fully settled and are available to the recipient not merely promised or pending. In a property transaction, a payment is only treated as made once the money has actually cleared into the right account or is presented in a form a bank has already guaranteed.
Where you’ll see it
Cleared funds matter most at completion. A trustee office or seller will usually want the balance presented as cleared funds before the title transfers often as a bank-issued cheque drawn against money the bank already holds, rather than a personal cheque that could still bounce. Coordinating cleared funds for the right beneficiary and amount is part of the completion checklist a transfer specialist runs through before the appointment.
Why it matters
Property transfers in Dubai complete on the day, at the counter. If the funds are not cleared the cheque is for the wrong amount, the beneficiary name is wrong, or a transfer hasn’t landed the appointment can be rescheduled and the whole chain delayed. Treating funds as “sent” rather than “cleared” is a common cause of failed completions.
What it is not
Cleared funds are not the same as a transfer that has merely been initiated. A bank transfer you have instructed is not cleared until it actually arrives and is confirmed. A personal cheque is not cleared funds until it has been honoured, which is why high-value property payments rely on bank-guaranteed instruments instead.
Example
A buyer completing a resale in Dubai is asked to bring the balance as cleared funds. The buyer’s bank issues cheques made out to the seller, the DLD and the trustee office for the exact amounts on the completion statement, so that everything settles in a single appointment.
