Ejari registration is the official recording of a tenancy contract with Dubai’s land authority through the Ejari system (run under RERA). It gives a rental agreement legal standing and is required for many everyday processes that depend on a registered tenancy.

Where you’ll see it

You’ll see Ejari registration at the start of a tenancy in Dubai, after landlord and tenant sign the contract. A registered Ejari is needed to connect utilities, sponsor residence visas, obtain trade licences at a premises, and to bring or defend a rental dispute. Getting the contract registered correctly is the kind of step an Ejari registration service handles for tenants and landlords.

Why it matters

Without a registered Ejari, a tenancy may not be recognised for official purposes you can be blocked from setting up DEWA, processing a visa, or filing at the rental disputes centre. Registration is what turns a private agreement into a contract the authorities will act on.

What it is not

Ejari registration is the Dubai system. It is not the Abu Dhabi equivalent, which is Tawtheeq a tenancy in Abu Dhabi is registered through a different platform. It is also not the tenancy contract itself; the contract is the agreement, while Ejari registration is the act of recording it officially.

Example

A tenant signs a one-year lease on a Dubai apartment. Before the landlord’s agent can hand over keys and the tenant can open a DEWA account, the contract is registered on Ejari, producing an Ejari certificate the tenant uses for utilities and a visa application.
