Gross area is a broad measure of a property’s area that can include internal space, walls, balconies and, in some definitions, a share of common areas. It is the largest of the common area measures used in property.
Where you’ll see it
You’ll see gross area in some listings and developer materials. Because definitions vary, it is important to check exactly what a “gross” figure includes before relying on it for comparison or pricing.
Why it matters
Quoting a price against a gross area figure lowers the apparent price per square foot compared with a net figure. Buyers comparing properties need to know which measure each listing uses, or the comparison is misleading.
What it is not
Gross area is not the usable net area, and it may differ from built-up area depending on what is included. The basis must be confirmed for each property.

A listing quotes a large gross area figure; the buyer asks what it includes and compares the usable space against other units measured on a net basis.
