The Department of Municipalities and Transport (DMT) is the Abu Dhabi government body responsible for municipal affairs, urban planning, transport and the real estate sector in the emirate. Real estate regulation in Abu Dhabi sits within its remit, including through the Abu Dhabi Real Estate Centre.

Where you’ll see it

You’ll see DMT referenced in Abu Dhabi property and municipal matters planning, building, registration and the regulation of the real estate sector. It is the overarching department under which Abu Dhabi’s real estate authority operates.

Why it matters

Abu Dhabi property is governed by the emirate’s own government structure, headed by DMT, not by Dubai’s authorities. Knowing this helps owners and buyers identify the correct body and rules for property in Abu Dhabi.

What it is not

DMT is an Abu Dhabi department; it is not a Dubai authority and not the Dubai Land Department. Within Abu Dhabi, day-to-day real estate regulation is handled by ADREC under its umbrella.

Example

A developer planning a project in Abu Dhabi works within the framework set by DMT and its real estate centre, distinct from the Dubai DLD process.
