Ejari cancellation is the closing of an Ejari registration when a tenancy ends. It removes the active tenancy record so the property can be re-let and registered afresh, and so utilities and other services tied to the tenancy can be settled.
Where you’ll see it
You’ll see Ejari cancellation at move-out. Once a tenant vacates, the registration is cancelled, which is often needed before a final DEWA settlement, before the deposit is returned, and before a new tenancy can be registered on the same unit.
Why it matters
An old Ejari left active can block a new registration and complicate utility closure. Cancelling it cleanly at the end of a tenancy keeps the record accurate and avoids friction for the next tenant and for the deposit return.
What it is not
Cancellation is not the same as Ejari renewal, which extends a continuing tenancy. It is also not automatic when a contract ends. It is a deliberate step that someone must complete.
Example
A tenant moves out at the end of their lease. The Ejari is cancelled, the DEWA account is finalised, the deposit is returned after any deductions, and the landlord can then register a new tenant.
