An affection plan is an official site plan issued by the municipality that shows a plot’s exact boundaries, dimensions, coordinates and permitted building lines. It is the authoritative drawing of where a plot sits and what may be built on it.
Where you’ll see it
You’ll see an affection plan when buying or developing land, applying for building permits, or resolving a boundary question. In Dubai it is obtained from Dubai Municipality; it accompanies plot transactions and construction approvals.
Why it matters
The affection plan is the official record of a plot’s boundaries and setbacks. Building beyond the lines it shows, or buying land without checking it, can lead to disputes, rejected permits, or demolition of non-compliant work.
What it is not
An affection plan is not a title deed it shows the plot’s geometry and planning constraints, not ownership. It is also not an architect’s drawing; it is the municipality’s official survey reference.
Example
Before designing a villa on a freehold plot, an owner obtains the affection plan to confirm the buildable area and setback lines, so the architect’s design stays within what the municipality will approve.
